? OVERVIEW: Real Estate Property Development and Management Company is seeking an energetic, experienced Property Manager for an 406 unit residential apartment community located in Janesville,WI.? The Property Manager must have at least 7 to 10 years of Apartment Manger experience and a strong marketing background.? The candidate should be a take charge and make things happen type of Manager with a history of proven analytical skills.? We are a technology driven company so experience with Excel, Word, Outlook, smart phones, Adobe and Realpage Onesite is desirable.? ? PRINCIPAL DUTIES AND RESPONSIBILITIES: The Manager is fully accountable for all property operations.? As manager you must effectively manage and coordinate employees, activities and available resources in order to accomplish property objectives as set forth by the Property Supervisor and Owner.? These objectives will include maximizing occupancy levels, collections and property values.? In addition, the Manager will conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments. Financial - In conjunction with the Property Supervisor, the Manager will assist in formulation of budgets for each upcoming calendar year.? The manager is responsible for staying within the established budget guidelines through the year.
- Ensures that all rents are collected when due and posted in a timely manner.? Makes sure that all bank deposits are made immediately.
- Performs evictions, utility cut-offs and landlord liens as required on delinquent rents.
- Provides constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance.? Manger is responsible for approving and submitting all invoices to the corporate office for payment.
Personnel - Hires, trains, motivate, supervise, and terminate all on-site staff in order to achieve operational goals of assigned property.?
?Administrative/Office - Ensures that lease files are complete and executed properly.
- Responsible for office opening on schedule, condition of office and model apartments.
- Maintains records on all aspects of management activity on a daily, weekly and monthly basis. Submits required reports to corporate office on a weekly and monthly basis or as needed.
?Maintenance - Physically walks and inspects property on a regular basis; Verifies condition of vacant apartments.
- Coordinate with maintenance and make-ready staff to ensure timely recondition of apartment after move-out.
- Maintain an inventory of vacant units ready to lease on a daily basis.
Marketing/Leasing - Create a creative marketing strategy.
- Conduct market surveys monthly and provides trend report information.? Shop competition and maintain an awareness of current neighborhood market conditions and trends.
- Greet prospective clients, show community and perform leasing duties as needed.
- Answer and respond to incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.

REQUIREMENTS/SKILLS ? Real Estate Sales License (and/or Brokers License) ? 7 or more years of experience as onsite multi-family residential manager ? CPM and/or ARM ? Exhibit knowledge of affordable HUD/Conventional family property management. ? A proven track record in analyzing market conditions and implementing procedures to ensure an edge above the competition ? Top notch organizational, time management, and multi-tasking skills ? A strong work ethic and a positive attitude ? Outstanding commitment to excellence ? Strong analytical and decision making skills ? Computer experience in a windows environment ? Minimum 40 hours per week with flexible work week and some weekends. DRIVING/TRAVELING REQUIREMENTS - Frequent need (33% to 66% of the time) to utilize personal transportation to inspect apartment property and surrounding neighborhood, make trips to the bank and also visit the corporate office.
