Real Estate Journal Online ? Blog Archive ? Michigan DNR Offers 45 ...

If you have been wanting a large tract of land in Michigan for your personal enjoyment and recreation, then the Michigan DNR is looking to help. The state?s Department of Natural Resources will be auctioning off 45 parcels of state-owned land in six difference counties via sealed-bid auction. Bids must be postmarked by midnight on August 8, 2011 and will be opened on August 17, 2011[1].

Although this sounds like the state government getting desperate for funds, in reality this auction is an annual event. The Michigan DNR?s Land Consolidation Initiative is an ongoing review of state-owned land. If the review indicates that the boundaries of state parks, forests, game areas and recreation areas are ?surplus to management needs,? they are sold at this annual auction. Proceeds are then used to improve public recreation opportunities and ?enhance management capabilities on existing state land.? Unsold properties remain posted on the website for sale year-round. Usually the properties for sale are largely in the northern part of southern Michigan and the Upper Peninsula. The state may reserve mineral rights and rights to aboriginal antiquities.

Although the DNR may be putting a brave face on the situation, not all the land parcels up for auction may be quite as ?routine? as they would have us believe[2]. In late April, 23 campgrounds around the state were slated for closure and auction. They were saved when DNR director Rodney Stokes withdrew the closure order in order to better examine how the grounds are run, including determining if local townships could share in the expense in order to attract local campers and tourist traffic. Many small Michigan townships rely heavily on tourists? and travelers? access to camping, hiking and other outdoor activities to bring in much-needed commerce.

One state senator suggested that before the campgrounds be auctioned, the neighboring townships should be offered the land for a dollar. Do you think this is a good solution?

REJO recently spent some time in northern Michigan, and the state of the real estate market there is unlike any other. We talked to a local real estate agent and some local investors to find out what they think of the market. Their honest answers will probably surprise you, so keep an eye out for our Michigan report coming in the next few days.
